Edgefield Hotel Restoration Underway: P+F Construction to Lead Work on Town Square Landmark
In the heart of downtown Edgefield, a long-standing landmark is officially stepping into its next chapter.
Constructed in 1919 as the Dixie Highway Hotel, this prominent corner building on the Town Square has long been a focal point of the community. For generations, it has welcomed travelers, hosted gatherings, and stood as a visible symbol of Edgefield’s resilience and civic pride.
After years of careful planning and partnership development, the next phase of its story is underway.

A Community Landmark Returns to Life
While an original hotel operated on this site as early as 1813, the current structure emerged in the early 20th century following a devastating fire in 1892. Rebuilt through local investment and optimism, the building became a cornerstone of life in downtown Edgefield.
That’s what makes this restoration so meaningful: it’s not simply a renovation– it’s a revival. Revitalizing historic properties like this strengthens community identity, preserves architectural heritage, and creates new opportunities for economic growth.

Development Partnership: Preservation Meets Progress
We are excited for the project to move forward with P+F Construction’s long-time partner Bryan Beal, owner of B&B Real Estate and Innovative Hospitality and Development (IHD Group).

Bryan’s vision thoughtfully balances preservation and economic vitality, transforming the property into a 24-room boutique hotel featuring:
- A full-service restaurant
- A speakeasy-style lounge
- Retail space
- Outdoor gathering areas
This mixed-use approach will allow the building to once again serve as a social and hospitality hub, bringing renewed energy to Edgefield’s Town Square while honoring its architectural character. Uniquely positioned 5 minutes from the National Wildlife Turkey Federation and 35 minutes from Augusta National, an iconic American landmark, the Edgefield Hotel is a prime destination to experience this historic region.
Construction Underway
In January, the project officially kicked off with a public event at Town Square, where community leaders and project partners gathered to mark the beginning of construction. The event reflected the shared commitment behind this effort and the excitement surrounding the hotel’s return.
P+F Construction is honored to serve as Construction Manager at Risk, working closely with IHD Group, Project Plus Architects, Preservation South Carolina and the broader design and engineering team to align scope, schedule, and budget. Construction is anticipated to take approximately 14 months, just in time for some of the region’s premiere events in 2027.
